Privacy Policy

Cap Rate Advisory ("I", "me") is a commercial real estate underwriting and analysis practice operated by Matt Calnan, CPA, CMA, in Lethbridge, Alberta, Canada. This policy explains what information I collect through caprateadvisory.com and in the course of an engagement, and how it is handled.

What I collect

• Contact form: your name, email address, the service you are asking about, and the message you write. Submissions are delivered to my business inbox by Resend (a transactional email provider) and are used only to respond to your inquiry.
• Booking: if you book a call, Calendly collects the details you enter under its own privacy policy.
• Engagements: if we work together, you will provide deal documents (offering memoranda, rent rolls, operating statements, loan terms and similar). These are used solely to perform the engagement described in your engagement letter.
• Site analytics: the site may use Google Analytics to understand aggregate traffic. No advertising cookies are set.

How it is used and shared

I use your information to answer inquiries, deliver engagements, invoice, and meet legal obligations. I do not sell or rent personal information. Service providers that process data on my behalf (email delivery, scheduling, cloud storage, analytics) receive only what they need. Client deal documents are stored in an access-restricted cloud folder and are not shared with third parties except as you direct in writing or as required by law.

Email communications

If I contact you by email about my services, every message identifies me and my mailing address and tells you how to opt out. Reply "unsubscribe" or "no thanks" to any message and I will stop within 10 business days, as required under Canada's Anti-Spam Legislation and the U.S. CAN-SPAM Act.

Retention

Inquiry emails are kept as long as reasonably needed to respond and for business records. Engagement files are retained for the period required by professional and tax record-keeping obligations, then deleted.

Your rights

You may ask what personal information I hold about you, request a correction, or ask that it be deleted where I am not required to keep it. Email matt@caprateadvisory.com.
